ATLANTA — The latest housing trends report for February from Realtor.com shows the median listing price for homes in metro Atlanta ticking to near $410,000 though robust housing availability on the market, with a more than 10% increase in active listings year-over-year.
The report shows the Atlanta-Sandy Springs-Alpharetta market with a median listing price of $409,000, which is a 2.3% increase year-over-year. It's also up 4.1% year-over-year in cost per square foot.
There are plenty of active listings according to the report, with those up 10.4% year-over-year. The new listing count year-over-year is also up 15.7%.
"The first couple of months of 2024 have proven to be positive for inventory levels, as the number of homes actively for sale was at its highest level since 2020," Danielle Hale, Chief Economist of Realtor.com, said in a statement.
Hales' statement noted that the South in particular has more homes, at more affordable levels, than other parts of the country.
"While the country is still well below pre-pandemic levels, the South is leading the charge, moving faster than other parts of the country, largely driving the increase in availability of homes priced between $200,000 and $350,000, a price category that saw the most year-over-year growth nationally," she said.
The data in the report also show that the median days for a listing on the market in the Atlanta area is 43, which is eight days fewer year-over-year.
